SUBJECT: REZONING – 154 MAPLE STREET, RODNEY - MAHARAJ

Mayor McPhail called the meeting to order at 10:00 a.m. The Clerk informed those
present that notice of this meeting had been given under Section 34(12) of the Planning
Act by prepaid first class mail to all assessed owners within 150 metres of the subject
property as well as provincial agencies and ministries as prescribed by regulation.
Correspondence was received from Lower Thames Valley Conservation Authority
indicating they have no objections.
Ted Halwa, Planning Consultant outlined the request would permit the former clinic to be
converted to two residential dwelling units. Under an R3 zoning, more that one
additional unit would be permitted, as long as the minimum size is meet. The subject
lands are in conformity with the Village of Rodney Official Plan designation of
‘Residential’.
Councillor Bandeen questioned if the building was large enough and Mr. Halwa
responded that the building is 2100 square feet, which would exceed the minimum.
Mrs. Winn noted that they were in agreement with two units.
The Mayor noted that if there is enough square footage to allow more than 2 units, a
rezoning would not be required, nor a public meeting. On site parking is sufficient on
this lot.
Mrs. Winn questioned if the building could be extended. Mr. Halwa noted that extension
on west side would require parking lot to be rearranged and could not occur towards
Maple or Ridout, to the south would require an amendment.
The Mayor asked the applicant if he would agree with a two-unit maximum. Mr. Maharaj
reported that the property was for sale and he couldn’t comment at the present time.
The Mayor further noted that a two-unit maximum is what the neighbours desire and a
change to permit more units should require a rezoning with notification.

It was agreed to change to an R2 zoning and the Clerk was directed to prepare a by-law
for the next Council meeting.

RESOLVED that the public meeting concerning a proposed Zoning By-law
Amendment for land located at 154 Maple Street be hereby adjourned.
