April 08, 2004 Public Meeting M I N U T E S OF THE CORPORATION OF THE MUNICIPALITY OF WEST ELGIN PUBLIC MEETING WEST ELGIN COUNCIL CHAMBERS APRIL 8, 2004 MEMBERS PRESENT: Mayor Graham Warwick, Deputy Mayor Bernie Wiehle Councillors Trudy Balint, Mary Bodnar, Michael Mooser STAFF PRESENT: Joanne Groch Administrator/Treasurer Norma Bryant Clerk SUBJECT: REZONING – PART LOT 14, CONC I – A VAN BEMMEL Also in attendance: Mr. & Mrs. Van Bemmel The Mayor called the meeting to order at 2:00 p.m. The Clerk informed those present that notice of this meeting had been given under Section 34(12) of the Planning Act by prepaid first class mail to all assessed owners within 150 metres of the subject property as well as provincial agencies and ministries as prescribed by regulation. No correspondence was received. The Clerk outlined the request to change the zoning of lands situated on the west side of Morrison Road (County Road No. 103) between Gibb and Beattie Lines, being part of Lot 14, Concession I (Western Division), from the Agricultural (A1) Zone to the ‘site- specific’ Agricultural (A1-47) Zone. The re-zoning is necessary to maintain compliance with the Zoning By-law and fulfill a condition imposed by the County of Elgin Land Division Committee in granting permission to sever an agricultural parcel comprising an area of 58.9 hectares (145.6 acres) into two smaller parcels, both of which would continue to be used for agricultural purposes (Application for Consent E133/03). The splitting of farm parcels into smaller holdings is permitted under the Township of Aldborough Official Plan. The lands proposed to be zoned 'site-specific' Special Agricultural (A1-47) comprises the two parcels created by the Land Division Committee. Parcel “A” has a frontage of 243 metres (797 feet) on Gibb Line and an area of 20.2 hectares (50 acres). The parcel is devoid of buildings or structures and is used for agricultural purposes. Parcel “B” has a frontage of 185.6 metres (609 feet) on Gibb Line and an area of 38.7 hectares (95.6 acres). The parcel is occupied by two barns and a driveshed and is similarly used for agriculture. Both lots would satisfy the minimum lot area and lot frontage requirements (19 ha and 150 m respectively) of the A1 zone. April 8, 2004 …Pg 2 of 2 The lands proposed to be zoned ‘site-specific’ Agricultural (A1-47) would prohibit the erection of more than one dwelling on each lot in accordance with the Official Plan. The subject lands are designated 'Agricultural' in the Township of Aldborough Official Plan. SUBJECT: ADJOURNMENT RES.
