The Mayor called the meeting to order at 9:30 a.m. The Clerk informed those present
that notice of this meeting had been given under Section 34(12) of the Planning Act by
prepaid first class mail to all assessed owners within 150 metres of the subject property
as well as provincial agencies and ministries as prescribed by regulation.
Correspondence was received from the Lower Thames Valley Conservation Authority,
which indicated no objections.
The Planner outlined the request to change the zoning of lands situated on the north
side of Pioneer Line (County Road No. 2) east of Furnival Road in the south end of the
Village of Rodney, from the General Industrial (M2) Zone to the 'site-specific' General
Industrial (M2-7) Zone.
The lands comprise a rectangularly-shaped parcel having an area of 1,486.4 square
metres (0.4 acres), a depth of 61 metres (200 feet) and a frontage of 24.4 metres (80 ft)
on Pioneer Line. The parcel is occupied by a two-bay car wash established in 1979. The
owners propose to construct an addition on the west side of the car wash for the
purpose of adding an additional car wash bay. A concrete pad is currently situated
where the new bay would be erected. The permitted uses of the M2 zone include a car
wash. Consideration will be given to reducing the minimum side yard setback from 7.5
metres (24.6 ft) to 4.0 metres (13.1 ft) to accommodate the proposed addition. The
subject lands are designated 'Rural Residential'in the Township of Aldborough Official
Plan. Under the Official Plan, existing uses, which pre-date the Plan, may be recognized
as conforming uses in the Zoning By-law. Extensions or enlargements are permitted
provided they are not detrimental to neighbouring conforming uses.
Mr. Felder noted that a concrete pad is already there, they are enclosing this bay.
